Why Hasn’t My House Sold?

There are 2 Reasons your home has not sold, do you know why? We Do.

Your property has been on the market for months and has now expired, not sold. You are not alone. Only 60% of the homes that go on the market sell during the initial listing time. The two most likely reasons your home did not sell are Price and Exposure.

If your home is incorrectly priced for its value, location, and the current market environment, then you could wait months for an offer. But pricing a home properly takes a knowledgeable expert – someone who knows the market and understands how to perform a Comparative Market Evaluation. This comparison of other properties in your area that have recently sold is critical when pricing your own home.

However, you’ll also want to find out the total inventory of homes similar to yours and how long they remain on the market. A good REALTOR® can help you with this important information.

The second reason homes don’t sell – exposure – is usually the result of an agent not working hard enough on your behalf. At any given time, there are typically far more homes available than there are qualified buyers. Not The Best Investment

Some homeowners try to sell their own home, believing that they are as capable as a real estate agent of handling a property transaction. But according to statistics, only 8 to 10 percent of “FSBO” transactions actually close, and many end up in litigation.

If you choose to buy a home with a realtor’s help, you substantially reduce your risk. Buying real estate involves more legal and financial repercussions than most people realize. Realtors are licensed and highly regulated professionals who are equipped to deal with the complex issues that arise. For example, if the FSBO seller holds your earnest money deposit, how will you as the buyer go about getting it back if the deal does not close? What will you do if the seller refuses to correct defects in the home or treat a termite infestation? Who pays for re-wiring the house if the electrical system does not meet current codes? What if there are liens against the property?

As a buyer, you have rights written into the sales contract. An experienced agent knows how to protect those rights while negotiating the best price and terms on your behalf.
